Iona Handyman for Waterfront Homes, Condos & Yacht-Club Communities
Iona sits on the Caloosahatchee approach, so the salt-air gradient changes block by block. Homes inside Caloosa Yacht & Racquet Club take a heavier corrosion load than homes a mile inland, and the right repair plan reflects that.
On waterfront Iona work we default to Hardie fiber cement for any rotted exterior trim and 316 stainless on every fastener that touches outside air.
Exterior wood-rot replacement
We pull the soft section back to solid framing, install Hardie 5/4 trim (not pine, not PVC) with 316 ring-shank nails, and seal end-cuts with Hardie's recommended ColorPlus touch-up. Paint adheres, the joint stays tight, and the next round of salt air doesn't restart the rot.
Marine-rated security cameras
We install IP67-rated cameras with stainless brackets, run shielded Cat6 in conduit on outdoor runs, and aim them at the actual entry points — dock gate, gangway, garage side-door — not just the driveway.
Condo & HOA-coordinated work
We pull our COI to the condo office, schedule freight-elevator times, and pad the cab before bringing tools up. Work hours match the HOA's quiet-hours rules.
Lanai screen replacement on waterfront panels
20x20 BetterVue throughout, spline replaced (not reused), and the upper-track caulk re-bedded with NP1 at every corner.
Why we don't use PVC trim on the water
PVC trim looks great for a year and then starts to oil-can in the South Florida sun. The expansion-contraction cycle on a south-facing wall here is significant, and PVC moves more than the fasteners and caulk can hold. The joint opens, water gets in, and you're back into the wall.
Hardie is dimensionally stable, takes paint, and accepts a 316 stainless fastener without splitting. It costs more and it's worth it on a waterfront elevation.
Frequently Asked Questions
Do you use marine-grade fasteners on every waterfront job?
Yes — 316 stainless on direct waterfront, 304 elsewhere. We don't substitute galvanized.
Can you coordinate with my condo office?
Yes. Send the office contact and we'll route the COI, book the freight elevator, and respect quiet hours.
How fast can you book an Iona waterfront visit?
Most Iona jobs are scheduled within 3–5 business days; storm weeks may run longer.
