Estero has a heavy mix of seasonal residents, so most of our repeat work here is two visits a year: an October open-up and an April close-down.
On the open-up we flush every gutter run, re-prime any P-trap that dried out, run the irrigation timer through a full cycle, and pressure-test the lanai screens. Catch a torn panel in October and it's a 20-minute fix; ignore it and it's a wasp colony by January.
Seasonal open-up checklist
Gutter flush + downspout snake, irrigation cycle test, P-trap re-prime on guest baths, AC condensate line vinegar flush, screen panel scan, exterior caulk inspection at every pen-trated joint (hose bib, dryer vent, AC line set).
Pre-listing touch-up package
Re-caulk every wet seam in master and guest baths (silicone removed cleanly with a Behlen shave hook, not a razor), interior touch-up on every door jamb and corner ding, swap any builder-grade hardware the photos will show, and re-finish the front-door threshold.

Why your gutters back up after one rain even though they were 'cleaned'
A gutter cleaning that doesn't include the downspout is half a job. In Estero we routinely pull pine needle plugs from the elbow at the bottom of the downspout — the gutter run itself is clear, but water hits a 3-inch needle dam at the corner and overflows.
Our flush goes top-down with a hose, then we feed a downspout auger from the top of the elbow until water runs free at the splash block. Takes ten extra minutes per drop and ends the back-up.
